Swinerton Builders and Phase3 Real Estate Partners recently celebrated the topping out of the Genesis North Tower in the hub of biotechnology in South San Francisco, hosting an event with subcontractors and Mayor of South San Francisco, Pradeep Gupta.
Genesis North Tower is a 21-story, 390,000-sq.-ft building with a steel-framed structure and aluminum and glass exterior. The project uses about 4,500 tons of structural steel, fabricated by The Herrick Corporation (an AISC member and certified fabricator). The core and shell of the project is designed by Skidmore, Owings & Merrill, and Paradigm Structural Engineers is the project’s structural engineer.
The building includes offices, conference rooms, biotech laboratories and a fitness center. Since beginning the job in February, the team has made impressive progress on this high-visibility project, working closely with subcontractors and a 200-ft-high tower crane to erect the 21 steel levels. Ironworkers, deckers and welders file in quickly after each floor is erected to keep trade work on schedule.
The project is one of three towers planned for Genesis South San Francisco, a 21-acre, 800,000-sq.-ft life science campus that sits off Highway 101 at the base of the San Bruno Mountain. It is the first high-rise project to offer high-quality amenities within a life science campus in South San Francisco’s life science cluster.
The project team has had to account for unique environmental challenges on this job, as the tower site is located on the slope of the mountain, which is home to three endangered species of butterflies. To mitigate any risk that would negatively impact the local landscape and its inhabitants, the team created a specific environmental orientation program for all site personnel, ensuring the protection of Callippe Silverspots, San Bruno Elfins and Mission Blue butterflies.
